Home' Hotel Management : HM JUNE 2016 Contents Anthony and Scott Flynn on site at their new Brisbane Airport development
As brothers, you have created a
reputable family background of
residential property development,
construction and investment. How
did you first step into property
Our father is a successful builder,
hotelier and property developer
and it's what was discussed over the
dinner table from a very early age.
Being the builder, he developed
40-50 room suburban motels and
six-pack blocks of units starting in
1964, and soon became the owner of
those motels. We grew up in motels
helping out when needed, but we
also had fun swimming in the pool
after work and having restaurant
food for dinner.
Our first full time jobs were selling real estate in Brisbane on a
commission basis that taught us the value of trying to work as smart as
possible as quickly as possible and in those days if you didn't sell, you
didn't earn a cent. We had always talked about moving into property
development after this and both did so at different times in our careers.
Were you always interested in moving to hotels?
This was the natural transition from motels. From 2000, the market in
Brisbane to develop hotels has been hot and opportunities were very
hard to come by. When the opportunity arose in 2008 to develop the first
accommodation facility at Brisbane Airport, we threw our hat in to the
ring and were successful in winning the tender.
Being Brisbane based and with a strong history of local property
development and investment, along with having our own building and
hotel management divisions, we offered the Brisbane Airport Corporation
one point of contact, a strong balance sheet, enthusiasm and experience.
This is your second new build hotel at Brisbane Airport with Novotel
Brisbane Airport opening in 2009, tell us about your experience?
The opening of the Novotel in December 2009 was our largest
development to date, with 157 rooms, various conference and catering
facilities and 110 car spaces of basement car parking. Our first night open
with paint still drying and mini bars being filled, we had 15 rooms at
$113 ADR and we have grown the business solidly since then.
Novotel Brisbane Airport
General Manager, Alex Penklis has
been with us since this opening and
has steered the business strongly.
Alex is an integral part of the team
and someone we trust and admire to
manage the hotel in the way we like.
Our experience has taught us
many wonderful lessons along the
way and helped in the planning
of our current project under
construction. We feel very familiar
with what is demanded for this
outstanding location adjacent to the
Brisbane Domestic Airport.
As an owner and developer of
hotels, how has your franchise
partnership with Accor Hotels benefited your business?
The benefits of partnering with AccorHotels as a franchised hotel are
superior in all aspects. Firstly, being a global leader with calculated and
aggressive expansion in all segments of the market offers us reassurance
that their key strategies for expansion will help our business moving
AccorHotels have a dedicated Franchise team to help us in all aspects
of the business and we see this as being invaluable. We have a great
relationship with the franchise division of AccorHotels and look forward
to many more years of successful business together.
The addition of these new hotels will make the Flynn Family Group the
largest owner of AccorHotels Franchise Hotels across the Pacific region. Are
you looking to expand into other regions across Australia?
At this stage we are concentrating on Brisbane as it's very familiar to us
and we understand the market. We are not risk takers and concentrate
on one project at a time, so with the size of this current project, it's
prudent to keep focused.
What piece of advice would you give other property developers looking to
step into hotel development?
Be very clear on what your market is, who they are and what they are
willing to spend money when times are both tough and booming. Having
the backing of an international and high profile hotel group such as
AccorHotels is essential to the success of the business in all regards. n
A driving force in the creation of the Brisbane Airport 'Aerocity' have been the Flynn family, with
brothers ANTHONY and SCOTT FLYNN of Flynn Property Group, and Scott Flynn Properties,
pioneering international-standard accommodation at the airport. Since opening Novotel Brisbane
Airport seven years ago, the Flynn brothers have launched an even more ambitious project to add two
additional hotels (Pullman and ibis) and a conference centre at Brisbane's domestic terminal in 2017.
